Indians Tagged as Dubai Real Estate’s Top Investors

The eighteen month period from January of last year to June of this year has seen Indians as the top investors in the real estate setting in Dubai. Majority of these investors are seen to put down an average of Rs 3.24-6.5 crore, and there are also those that are trying to set investments of 65 lakhs to as much as Rs 3.24 crore, as revealed by a report published in the Times of India.

In the same period, it has been disclosed that Indians have successfully purchased properties that are valued at Rs 42,000 crore in the Dubai area. These are the statistics revealed from the statement of the Dubai Property Show that tags Indians as the top investors in the Emirates.

Indians are now considered as the top foreign investors in the property market in Dubai. In the year 2014 alone, the government has seen Indians setting a total of Rs 30,000 crore for properties that are located in the Dubai area.

State statement also shows how Indians have been the most prolific buyers who are non-GCC of real estates and properties in Dubai. They have remained consistent too. From January 2016 to February of this year alone, they have successfully bought properties at a total worth of Rs 42,000 in the Emirates. This means that the role that they play in the sturdy growth of the real estate and property market in the region is indeed something to be reckoned with.

The Dubai Property Show held its third exhibition from November 3 to 5 this year in Mumbai. A study has been conducted to determine how much the Indians are willing to extend their investment to real estate in the Dubai market.

Majority of the interested investors are looking to invest within the range of Rs 3.24 to 6.5 crore. There are also those that want to put investments within a budget of 65 lakhs up to Rs 3.24 crore. Meanwhile, there are also investors that are interested in putting down more than Rs 6.5 crore in real estate and property.

When it comes to the types of properties that they are interested in, a total of 33 percent are looking to invest in apartments. There is 17 percent that is made up of those who are looking to invest in villas. Nine percent of the investors are interested in a commercial property and there is a total of 6 percent of people that are interested in investing in land. The rest of the 35 percent are undecided when it comes to their preferred type of property.

It has been cited that the reason why Indians are showing that much interest in real estate and property investment in Dubai is due to the fact that they usually see a total return of 49.3% of these investments. It also helps that definitive laws have been set by the RERA or the Real Estate Regulatory Agency of Dubai to ensure that relationship between tenant and landlord is properly regulated. The responsibilities and roles of each party are properly regulated as well to ensure that misunderstandings and disputes are minimised.
